LEGAL & REGULATORY REFORM
SDG advises clients in carrying out the legal and regulatory reforms required to promote investment in and operation of mortgage banks; enhance property rights through effective and transparent property rights laws; efficient registration of titles, mortgage deeds and other security instruments; put in place mechanisms for enforcement of property rights, including foreclosure and expedited trial processes to protect the rights of borrowers and lenders in a mortgage transaction; and development of appropriate capital market systems. SDG also provides institutional development and capacity building services to government and private sector clients charged with regulating, planning and supervising the provision of financial and technical services related to development of real property and construction of utility and infrastructure facilities. The presence of transparent, efficient and effective legal and regulatory framework governing property rights and financial institutions make possible private sector investment in delivery of property development, utilities and infrastructure. PROJECT FINANCE
Global needs for affordable housing, utilities and transportation services have made it necessary to mobilize and utilize public and private sector funding sources to finance property and infrastructure projects. SDG, in partnership with its financial services affiliate, Society Financial Corporation (“SFC”), guides its clients in structuring Public-Private Partnership initiatives to design, finance, build and operate facilities to provide utilities, transportation and housing services. SDG advises clients on attracting appropriate potential equity partners; identifying and using domestic and international financial sources, including the African Development Bank; the IFC; OPIC and Exim Bank of the USA; and the Inter-American Development Bank and other multilateral and bilateral development finance institutions.

INSTITUTIONAL DEVELOPMENT
SDG provides clients with institutional development tools which develop human resource capacity, team work, efficiency and excellence in such areas as design, planning, budgeting, procurement, investment in and implementation of projects in real property development and related utilities and infrastructure. TRANSPORTATION INFRASTRUCTURE PLANNING
SDG, in partnership with its affiliate, Society Development Technologies, and other specialized Team Partners, provides its municipal, state and national government clients with comprehensive services in areas of transportation master planning, land use, traffic forecasting and engineering, and community safety. SDG advocates for integration of multimodal transport assets, such as roads, rail, air and water transport systems to deliver enhanced services in materials movement and handling as well as commercialization strategy. At clients’ request, SDG provides services ranging from feasibility studies; preparation of tender design and contract documentation; supervision and management of the procurement process, and operational support. In addition, SDG provides institutional development and capacity building in areas ranging from project finance, transportation economics, business modeling, risk management, and institutional strengthening. Future transportation requirements call for integration of ports with rail, road and airport infrastructure assets serving specific regions. SDG guides clients in developing inter-modal container terminals, Roll-on-Roll-Off terminals, dry bulk terminals and Special Economic Zones around airports and ports. SDG can provide “turn-key” solutions including engineering design, project finance, construction of the concerned infrastructure facilities and training client employees in efficient management and operations of the built infrastructure. PROJECT MANAGEMENT
To address the ever-changing and increasingly complex technical, financial and logistical nature of projects, especially in developing countries, SDG prides itself on being able to provide knowledgeable project management services across a broad range of sectors. We ensure that clients’ visions and roadmaps are aligned to achieve project objectives and are clearly understood by all stakeholders. We advise on appropriate project financing and risk mitigation measures; and ensures full project compliance with applicable laws and cultural norms. On completion of the project facility construction, SDG supports clients in meeting operational management issues to achieve maximum benefits, including training and back-up support services.
